Pivot | Capitol Hill

This small, diamond-shaped parcel at the Downtown gateway to Capitol Hill presented an enviable location and a major challenge: creating an efficient, multi-mixed-use apartment building on a highly irregular lot. Lower floors were designed to respond to the urban context of Pine Street, with retail, restaurant, and office spaces aligned with the sidewalks and clad in masonry with an eye towards the historic auto-row aesthetic of Capitol Hill. Above this base, residential floors were pivoted to optimize expansive downtown views. The result is an eight-story, 71-unit structure that relates to its hip Capitol Hill neighbors but stands out in their company. In addition to boutique retail, restaurant, office, and residential space, Pivot offers underground parking and a rooftop deck.
