The understated elegance of this luxury waterfront condominium project balances rigorous developer requirements, high community expectations, and thorny geographical constraints. The narrow rectangular lot was pressed between a steep hillside at the back and the shoreline curve of Alki Avenue, affecting parking and footprint options. The design of the six-story, 37-unit structure follows the shoreline’s contour, by splaying into two wings united by a glassed-in courtyard. The courtyard features a sun deck, infinity pool, and bay views for residents, with a dramatic cascading water-wall at street level for pedestrians to enjoy. The visual effect of “two buildings in one” reduces massing while also allowing for two elevator cores for better circulation and resident privacy. Inside, a soaring two-story entry leads to units in a multiplicity of types fashioned with warm woods, stone tile, and ample windows for a residential resort aesthetic. Creative layout of the roof deck provides both privately owned and communal areas with outdoor kitchens, fire pits, greenspaces, and pathways.
