A small site in downtown Bellevue was constrained by utilities easements, visible electrical transformers, and a series of changes to allowable building space. These limitations called for the creative design thinking and collaborative work style of Tiscareno Associates. In designing the 55-unit apartment building Metro 112, implementation of a “shifting boxes” concept cantilevered upper floors over ground-level easements to grab all the airspace possible. A big inside corner at street level accommodated those thorny transformers, and clever landscaping directs the eye to more interesting views without blocking access to equipment. The finished product is resourcefully integrated into its surroundings, with two live-work units, plenty of social and entertainment areas, a rooftop lounge, and one level of underground parking.
