Little Saigon Neighborhood TOD

The firm is shaping the Little Saigon Neighborhood through Beam and Modera South Jackson, two mixed-use projects with ground-floor retail and a combined 718 units. Tiscareno's urban design approach has integrates two distinct mid-rise buildings that reflect the community's values. The firm spent time with the community in different meetings to design high density and larger buildings that fit into the neighborhood.

Tiscareno designed two full blocks on either side of Jackson Street that anchor this vital intersection. This addition looks towards the future to shape a safe and vibrant street level. With streetcar and bus stops near the front door the project is convenient to Downtown Seattle and Capitol Hill.
